Preliminary Design
With your feed back in hand from the concept design we take this opportunity to advance the design adding more information. The preliminary design can be used for preliminary budget estimates from your builder. If you do not have a builder we can put you touch with builders that we have worked with before.
Building Consent Documents
Comprehensive plans, specs, consultants documents are completed and submitted to council on your behalf. We answer any questions the council might have.
Site Observation
When requested we can attend site to observe the construction is in accordance with the documents. This includes services such as variations and amendments to the consent documents.
Pre-Design
We will gather all the existing information on your site and property from council records, client provided documents and site measurements.
Resource Consent
If and when required the preliminary design documents can be used to support a resource consent application. Simple deemed permitted boundary activity beaches are handled in house and where a full resource consent application is required we recommend Urban Edge Planning for a smooth process.
Tender & Procurement
We can work with your builder or recommend builders to suit your project.
Concept Design
By using state of the art CAD software, we use the information from the client brief and the pre-design process to design your project. The concept design includes plans and 3D views to help realise your vision.
Developed Design
The preliminary design comes back from other consultants with their design input as required. With your feed back and their input the design advances again towards the final stage. At the end of developed design all the design decisions are finalised.
Contract Administration
Where requested we can administer the contract on your behalf. This involves tender, contract signing, site meetings, inspections, defects period through to completion.
3D Renders / BIMx
As well as 3D renders a well modelled design can be exported and delivered right to your device so you can walk through it. It interacts with the plans giving you a fully immersive experience. Great for all design stages and consented plans on site for the builder.
Through out all the stages above we will liaise with engineers, planners, architects, surveyors & builders when required on your behalf to obtain all the information you need for a successful project.
